The One Rule About New Construction Most Buyers Do Not Know

When you visit a new construction community, you will be asked to sign in.

If you register without an agent, many builders consider that a waiver of your right to bring your own representation later.

In other words, if you walk in alone and sign in, you may not be able to have your own agent help you afterward.

That is why I always tell buyers one simple thing.

Call me before you go.

I can:

• meet you at the community
• walk the model homes with you
• or call the builder and register you properly

It takes two minutes and protects your ability to have representation through the entire process.


And Here Is the Part Buyers Really Like

Having a real estate agent when buying new construction usually costs the buyer nothing.

Builders set aside a marketing and sales budget for each development.

Buyer agent commissions are typically paid from that marketing budget, not added to the price of the house.

So buyers often get professional representation for free.

And in many cases, agents can help buyers negotiate things like:

• lot premiums
• better pricing
